SPECIFICATIONS FOR CONSTRUCTION
Open Area 50% CIVIL WORK Structural design shall be Earth Quake Resistant as per BIS Code conforming to the Zone V specifications.
Framed structure with properly designed Columns and beams as per structural engineer’s drawings.
The civil work shall be as per the M-20 code of NBCC.
The mixing of cement, aggregate and dust aggregate shall be done with concrete mixers. Ready Mix Concrete shall be used for casting slabs.
The use of vibrators shall be made to consolidate the layers properly in footings, columns, beams & roof slabs. Class A bricks shall be used.
Cement mortar for 9” brick work shall be not leaner (1:6) and for 4½” brick work cement mortar shall not be leaner than (1:4) with 6 mm MS round bars in every 4th course.
Timely and adequate curing of the building shall be done to ensure the best of strength and hold in the building.
Steel (Rathi) shall be used as per structural designer’s drawings.
A class cement (Ambuja/ JK), sand & aggregate shall be used.
TERMITE TREATMENT Anti Termite treatment to be done by specialized company as per ISI and PWD standards. WATER PROOFING Proper water proofing treatment shall be done in specialized manner to avoid leakage/ seepage and dampness. Water proofing compound shall be mixed in the external brick cladding mortar (where applicable).
Specifications and detail of basement water proofing to be approved prior to construction. The basement water proofing has to ensure complete seal against any dampness or leakage / seepage.
Gunniting shall be done with the advice of waterproofing consultant under the terrace garden to make it leak proof.
RCC wall/ Gunniting up to the ground level shall be done in the basement.
Bathrooms and kitchens shall be properly waterproofed using CICO, TAPECRETE etc as per the advice of the plumbing consultant.
FLOORING Flooring in living/dining room, family lounge, lobbies, passages and all bed rooms shall be done with imported Italian marble worth Rs. 200/- (Builder’s cost at the vendor).
Wooden flooring of Kronotex /Krono Swiss brand, 12mm thick, AC5 grade shall be provided in one bedroom.
The kitchen and bathroom flooring shall be of Italian Composite/ anti skid tiles.
Granite shall be used in driveway, balconies and staircase (Rs. 60/- to Rs. 80/- per sq. ft.).
The flooring of kitchen, balconies & bathroom shall have requisite slopes to ensure the proper drainage of water.
The marble shall be well calibrated and polished to mirror finish (diamond polish).
Excellent workmanship in flooring with TENAX joints and clear resin filling to give a joint free look.
Kitchen shall Italian Composite/ Granite counters in Second and Third Floor and Bathrooms shall have granite/italian counter tops (Rs. 200/- to 300).
Skirting in Drawing, Dining and Lounge shall be 6” high and 4” high in other areas, flushed with POP.
WOOD WORK The height of all chowkhats shall be 8’ foot.
The doors shall be heavy with a modern and contemporary design.
The chowkhats of doors, windows and ventilators shall be made of champ wood. Good Quality Teak wood (well seasoned and chemically treated) shall be used for all doors & windows.
Wire mesh doors shall be provided in each room to ensure proper circulation of air.
Aluminum sheet shall be fixed underneath all the cupboards and also upto 12” on the sides and the back
Good Quality Block board/ply shall be used for all cabinets.
All the woodwork shall be chemically treated for protection against termites.
Good Quality and heavy duty hinges (HETTICH/ BLUM), door stoppers, window stays, handles, locks, mortise handles and tower bolts etc. shall be provided to ensure an elegant look and feel.
Good Quality waterproof ply shall be used for all cabinets in toilets and kitchen.
PAINT, POLISH AND FINISHING P.O.P. punning (Inline and Plumb) on walls & roofs.
Designer false ceilings with coves and diffused lighting as per the design of the interior designer.
Designer niches at relevant places for display of curios and artifacts.
The walls and ceiling shall be finished with velvet touch, plastic emulsions or texture paint in pleasing shades. Wall paper granulated / texture paint – specialized agency
The wood work shall be polished with Italian melamine (ICA), in matt finish and Exterior doors and windows shall be finished with Poly Urethane/ DUCO.
The toilet doors and windows shall be finished with DUCO paint to match the interior of the bathroom.
BATHROOMS A complete range of single lever fittings of GROHE (Eurosmart/ EuroSlim) shall be provided with relevant toilet accessories.
The bathrooms shall have imported (DURAVIT/ AMERICAN STANDARD/ KERAMAG) off white/ white basins and wall mounted W.C.s with GROHE concealed cisterns.
Geysers of 35 lts. capacity in each toilet of RACOLD/ VENUS/ USHA LEXUS and 15 lts. capacity Geyser in kitchen shall be provided. Ceiling/wall fan and exhaust fan shall also provided in each bathroom.
Two bathrooms shall have Italian cladding and two bathrooms shall have stone finished tiles.
One bathroom shall have a separate shower area and a jacuzi bathtub.
Powder room shall have stone finish beveled tiles.
Hygienic and corrosion free water supply through PPR/ CPVC pipes.
Waste Pipes (SWR System) of PRINCE/ SUPREME brand.
Frameless Shower enclosures with patch fitting in all bathrooms.
Designer vanities and mirrors in all bathrooms.
WATER PROVISIONS Separate (for each floor) underground water tank of sufficient capacity 5000lt with proper water proofing shall be provided and separate overhead tanks 1500lt on the terrace of the staircase.
Separate Automatic pumping system shall be provided for lifting of water to ensure 24 hours supply of water.
Separate pressure pumps of LEADER/ Pedrollo brand for each floors to ensure adequate pressure of water
KITCHEN (Cost upto Rs 1,50,000/-) Modular kitchen design made out of wood with a wide range of stainless steel accessories, drawers, pull outs, chimney and hob with a tall unit.
All hardware shall be of HETTICH.
Provision for washing machine shall be provided in kitchen or rear balcony and provision for dishwasher shall also be provided in the kitchen.
Piped gas supply from the gas bank shall be provided.
Provision for CNG supply.
25 Ltrs. Geyser of RACOLD brand shall be provided.
Single lever Sink mixer of JAQUAR/ GROHE brand shall be provided.

BED ROOMS Each bed-room shall have designer Italian wardrobe as per plan with designer shutters and handles. Interiors of wardrobes shall be well designed to cater to all possible needs.
Each bed-room shall have ceiling fan (Havells, Crompton, orient), suitable windows for ample sunlight.
Each bed-room shall have door and window opening outwards.
Mortise locks of IPSA or DORSET shall be provided.
ELECTIRICALS The wiring shall be of Havells /finolex in PVC conduits of SETIA/ A ONE.
Provision for Split A.C.s shall be provided in each bed room good for daikin or trane , family lounge and Drawing/ Dining and wherever else required, with mounting stands outside.
Ample 5 amp and 15 amp points in all rooms.
T.V. and Telephone points in each bed room, family lounge and Drawing/ Dining. Additionally wherever required. Also network connections of RJ 45 jack panels shall be provided as needed in the Ground Floor & Basement. Provision for EPbax and wire less router shall also be provided.
Fancy lights and chandelier of good quality, matching with the interiors shall be provided. (Rs. 75,000/- per floor and Rs. 40,000/- for the basement)
